The Skale Capital Fund gives wholesale investors direct access to Australian property-secured lending opportunities.
Key features that define how the Fund works.
Indicative only. Target returns are net, per annum, and are not forecasts or guarantees, actual returns depend on the loans you choose. An investment in the Fund is subject to risk, including possible loss of capital. Wholesale clients only.
Unlike a pooled fund, the Skale Capital Fund is contributory: each investment funds a single loan. You see the deal before you commit, and your return tracks the performance of that loan, not a basket of mortgages.
You know the asset, borrower, security position, LVR and pricing of every loan, before you commit a dollar.
Choose only the loans that meet your risk appetite. You build your portfolio one deal at a time.
Each loan sits in its own Class. The performance of every other loan in the Fund is quarantined from your investment.
As the major banks retreat from time-sensitive commercial lending, a funding gap exists in the $500k–$25m segment. The Fund lets wholesale investors step into it, with the credit discipline, security and governance of an institutional lender.
Returns are derived from interest paid under a written loan agreement.
Secured by registered first or second mortgages over Australian real property, held by our independent trustee.
Short-to-medium terms of 3–36 months give clear capital cycles, not an open-ended lock-up.
Every loan answers one question: would Skale lend its own money? Borrower profile, asset quality and exit strategy are each tested.
You pay no entry, exit or management fee, Skale is remunerated from the margin between the borrower's rate and yours.
We enlist the support of an independent trustee to manage the fund's assets on behalf of investors.
Model your returns: choose your investment amount, rate and term to see the monthly income your capital would earn from the interest paid under the loan agreement.
Onboarding happens once. After that, you simply choose the investment opportunities that cater to your risk appetite via our dedicated investor portal.
