The contributory model

You choose every loan you fund.

Unlike a pooled fund, the Skale Capital Fund is contributory: each investment funds a single loan. You see the deal before you commit, and your return tracks the performance of that loan, not a basket of mortgages.

Why invest

An institutional asset class, made accessible.

As the major banks retreat from time-sensitive commercial lending, a funding gap exists in the $500k–$25m segment. The Fund lets wholesale investors step into it, with the credit discipline, security and governance of an institutional lender.

Contracted income

Returns are derived from interest paid under a written loan agreement.

Real-asset security

Secured by registered first or second mortgages over Australian real property, held by our independent trustee.

Defined horizon

Short-to-medium terms of 3–36 months give clear capital cycles, not an open-ended lock-up.

Disciplined underwriting

Every loan answers one question: would Skale lend its own money? Borrower profile, asset quality and exit strategy are each tested.

Investor-aligned economics

You pay no entry, exit or management fee, Skale is remunerated from the margin between the borrower's rate and yours.

Institutional infrastructure

We enlist the support of an independent trustee to manage the fund's assets on behalf of investors.

Who can invest

Do I qualify to invest?

Australian law separates investors into two categories: retail clients and wholesale clients. Under section 761G of the Corporations Act 2001 (Cth), only wholesale clients can invest in the Skale Capital Fund. There are three pathways to qualify.

Pathway Choose this if…
A$500,000+ investment
Your investment in a single Class of Units in the Fund is $500,000 or more.
BInstitution or financial professional
You are an AFSL holder, an APRA-regulated body, a listed entity, a large super fund, or otherwise fall within the s9 "professional investor" definition.
CHigh net worth or high income
You have net assets of $2.5 million or more, OR gross income of $250,000+ for each of the last two financial years. An accountant's certificate is required.
